The bottom line:
We only charge a listing side fee to sell your home of 1% + $1200. Most full price firms will charge a listing side fee of 2.5% to 3% to sell your home. On a $1,000,000 home this is between $25,000 and $30,000. Our fee to sell this one million dollar home is $11,200. That is a savings of anywhere from $13,800 to $18,800!
The bottom line is simple: We will sell your home for only 1% + $1,200 commission.
Is there any catch?
When your home sells we will ask that you use Embassy Escrow, Inc. as the escrow firm closing your transaction. You will be readily able to verify that the fees charged by Embassy Escrow, Inc. are fair and very competitive in the market.

And... We will ask you to rate our firm and our service on four websites. Yelp / Zillow / Trulia and Realtor.com. At closing, we will send you the links to make this very easy. With a new business model a growing firm needs testimonials from people actually using the service. Your lower commission incentive is NOT dependent on getting “good remarks” when you share your thoughts.
The larger story:
First understand that, law does not fix real estate commissions. Every real estate broker is free to determine what his/her commissions will be. The real estate agents working for that brokerage firm will generally be expected to conform to the broker’s commission decision.
Today, brokerage firms have been hugely expensive to operate. You can drive down most main streets in our area and find large and beautiful real estate company offices. With ever increasing rent costs, payroll costs and general operating costs these offices can pretty quickly cost $100,000 per month to operate. Yes, you read that right. $100,000 per month to operate!
Who do you think is paying these costs? Of course. You the person who wishes to sell your home. Or, you the person who is looking to purchase a home. Understand that the agents are paid anywhere from 85% of the commissions being charged to literally 100%. That means the brokerage firm has to live on about 15% of the commission charged to come up with that $100,000 and hopefully more so that they have a profit.
The reason our firm is able to charge only 1% +$1,200 to sell your home is that we do not have this mountain of overhead. We have a small facility in an incredibly high visibility location on Imperial Highway in Yorba Linda. (Just across from Polly’s Pies!) We do not need to house 100+ real estate agents. We just need to house a few people who are especially skilled at their particular part of the real estate transactions. We have experienced negotiators to assist you when an offer comes in on your property. We have experienced transaction coordinators to nurture you and your property through escrow. We have experienced individuals to assist with appraisal, property inspections, disclosures etc. We make each of these people specialists in their part of the transaction. Unlike many if not most agents in the business, we do not have every person responsible for every facet of a transaction. By specializing in each distinctive transaction piece, we are able to significantly lower the cost of the transaction thereby giving the people who wish to sell their home a great experience and a huge cost savings.
